A Plan That Holds a Vision for Today & Tomorrow
Along the Woonasquatucket River, one mile from the heart of Providence, a transformation is on track that is driving downtown's Promenade District full steam ahead. The conversion of American Locomotive Works. Casual dining, retail shops, loft-style offices, a charming diner, and brand new river front residences combine to create the city's newest destination. This expansive urban site, set on the river as it flows into downtown Providence, is a central part of the revitalization of the Promenade District. Fueled by history, beloved for its past, American Locomotive Works today is churning once again — creating a vibrant, mixed-use community that will serve as a catalyst for the further redevelopment of Providence's popular and highly-accessible west side.
Struever Bros. Eccles & Rouse's development plan for the 22-acre mixed-use revitalization of American Locomotive Works calls for a total potential of up to 2 million square feet of commercial and residential uses over three phases:
- 300,000 square feet of Retail / Restaurant space
- 323,000 square feet of Class-A office space
- 385 residential units — a mixture of mixed-use, for-sale condominiums, townhouses and mixed income rental apartment residences
- More than 2,925 parking spaces
Most importantly, the property is easily accessible. American Locomotive Works is located on Valley Street, a major city artery providing easy access to downtown Providence, I-95, I-195, Route 6, and Route 10.
